Emergency Lighting in Multi-Residential Buildings — AS2293 Explained

What AS2293 requires for emergency lighting in apartment buildings — at construction stage and throughout the building's operational life. Who is responsible, and what testing is required.

Emergency lighting is a life-safety system that must work when normal power fails — precisely the conditions under which a fire or evacuation is most likely. In multi-residential buildings, requirements are set by AS2293 (Emergency Escape Lighting and Exit Signs for Buildings).

What AS2293 requires

AS2293 requires emergency luminaires and exit signs in all common areas, minimum illuminance levels on escape routes, 90-minute battery-backed operation following mains loss, and annual inspection and functional testing. Some elements require six-monthly inspection.

Post-construction obligations

Once occupied, the body corporate becomes responsible for annual AS2293 testing. This is mandatory, not optional. Results must be recorded. Luminaires failing the test must be repaired or replaced promptly.
